It is truly the best of all worlds: quieter than Dunsborough, more charming than Busselton, and boasting a pristine beach that is famous with locals throughout the South-West.

Peppy Beach Retreats offers three of the most stunning holiday homes in Southwest Australia, all within less than 900m each other. Each of our huge properties can be rented in several ways given their size and design: you can rent the entire property, or alternatively the larger or smaller self-contained part of each property. You can also rent all of our properties to host up to 50 guests. We are dog friendly, kid friendly, and offer direct bookings at far better than Airbnb rates. Our three stunning accommodation options are explained in more detail below, but in short:
- Oceanview Manor is a unique four bedroom holiday home spread across three floors with a huge balcony boasting panoramic ocean views. This well-appointed and stylish property is perfect for groups of up to 10 adults to wish to relax and soak in the afternoon breeze and amazing sunsets from the best balcony in Geographe Bay.
- Beachfront Mansion is a massive six bedroom holiday home with floor-to-ceiling windows, balconies on the top and middle floors, with a games room and separate bedroom studio on the ground floor. Our most spacious and breathtaking property, Mansion is perfect for larger groups of up to 16 adults that want direct beach access, the opportunity to sleep under the stars in our sunroom, and incredible sunset views. This is truly a premium rental for you to enjoy.
- Seaview Residence is a soaring seven bedroom holiday home with two inter-connected wings, high ceilings and ample communal space both inside and out. Our most popular property, Residence is perfect for larger groups of up to 16 adults that wish to maximise their time together in a spacious and stunning property.

Our most stylish property, Oceanview Manor, is a more elevated 4-bedroom property with panoramic views of the ocean and the best balconies in Peppy to soak in the view. Oceanview Manor can sleep up to 10 adults (plus children) across three levels with lockable doors between the floors which separate two internal properties, namely:
- Oceanview Loft, which is the larger 2-bedroom house upstairs with two huge balconies, two living areas (one with a woodfire heater), a games area and which sleeps up to six guests (including a sofa bed); and
- Oceanview Lodge, which is the smaller 2-bedroom apartment downstairs with a dedicated outdoor nook and which also sleeps up to six guests (including a sofa bed).
The Oceanview Loft and Oceanview Lodge each contain fully equipped kitchens, bathrooms, and laundry machines. There is no shared space within the property.

Our newest addition, Beachfront Mansion, is, as the name suggests, a huge six-bedroom property which fronts the incredible Peppy Beach. Beachfront Mansion is one of the most unique and stunning properties in Southwest Australia, with space, views and privacy, all within steps from a pristine beach. Sleeping up to 16 adults (plus children) across three sprawling floors: enjoy panoramic views throughout the top two floors and a games room + separate studio on the ground floor. This property has two street entrances, two laundries, two kitchens, and three bathrooms, for your ultimate convenience. As with the other properties, Beachfront Mansion is also separated into two internal properties, namely:
- Beachfront Penthouse, which is the top floor of Mansion, where you will enjoy panoramic ocean views from almost everywhere with a huge 30m2 master bedroom and the opportunity to sleep under the stars in our amazing conservatory (sunroom) attached to the balcony (see our pictures for the amazing red sky which is taken from this conservatory). The Penthouse also contains a separate queen bedroom, bunk room, and a two-car garage which also contains laundry facilities; and
- Beachfront Villa, which is the middle and ground floor of Mansion, where you will enjoy the same panoramic ocean views but with a dedicated lounge area (with additional beds) and with floor to ceiling windows designed to capture the incredible sunsets and with space for your entire group to relax. The mid floor contains a master bedroom with a private balcony and a huge guest room. The ground level of Beachfront Villa contains a treasure trove of fun: table tennis, darts, beach equipment and more. The ground level also contains a private studio with its own dedicated courtyard area plus en suite bathroom.
Beachfront Penthouse and Beachfront Villa are both entirely self-contained each with a fully equipped kitchen, bathroom, laundry, and garage.
Our first and most popular property, Seaview Residence, is a soaring 7-bedroom property perfect for larger groups and family reunions. Seaview Residence can sleep up to 19 guests and contains a solid interior wall that separates the two properties within it, namely:
- Seaview Beach House, which is the larger 5-bedroom wing of Seaview Residence with a dedicated games room, 65 inch Samsung The Frame TV, and which sleeps up to 13 guests; and
- Seaview Town House, which is the smaller 2-bedroom wing of Seaview Residence which sleep up to six guests.
Seaview Beach House and Seaview Town House each contain a mezzanine bedroom floor, wood fire places, fully equipped kitchens, bathrooms and dedicated outdoor dining areas. The only space they share is a laundry.

Who Are We?
Peppy Beach Retreats is small husband-and-wife operation that has been developed slowly since July 2022 we (Cristina and Adam) visited Peppermint Grove Beach for the first time to view what is now Seaview Residence. As a couple with roots in Australia and Germany, we had been searching for somewhere peaceful to share time with our friends and family as we currently live in Singapore. We instantly fell in love with the high ceilings and unique layout of Residence. We knew we had found something special.
After many hours setting up the three listings within the property, we launched on Airbnb and VRBO in August 2022. With out combined background of retail, hospitality, and law, we saw an opportunity to provide a superior and more modern experience for guests in the region. In the first year of operating, we received overwhelmingly positive feedback and almost exclusively 5 star reviews. Following several more visits to Peppy over the next few months, in December 2022 we came across the Oceanview Manor - the perfect property for us to develop and boasting the best balcony in the region. In November 2023, we then found the jewel in our Peppy crown - Beachfront Mansion - which has the most stunning views and, being metres from the beach, offers the best possible holiday home experience for our guests.
Peppy Beach Retreats now therefore offers nine listings across three large properties. We are focused on developing the Peppy Breach Retreats brand to spread the magic of Peppermint Grove Beach and the surrounding areas, including Busselton and Dunsborough. Our goal is for guests to experience and then share their experiences of our properties and the region. We are passionate about hosting and offer an unmatched personalised and professional experience.
